Best areas for office space in Lisbon (2026): compared, with prices
Updated October 2026. Market rents: Cushman & Wakefield, Q2 2026.
What is the best area for office space in Lisbon? It depends on what your company needs: easy access for clients, a recognised address, a controlled cost per person or room to grow. In this guide we compare the city’s main office districts, from Avenida da Liberdade to Parque das Nações, with 2026 rents and the criteria to check before you sign. We also explain why we chose Rua Castilho, next to Avenida da Liberdade, for Giraldo Works, where you can have a private office from €160/person + VAT, running costs included.
In short
- City centre (Avenida da Liberdade and Marquês de Pombal): the city’s best-known address, with the metro and services on the doorstep. It is also where rents are highest.
- Avenidas Novas and Saldanha: an established office district, very well served by the metro.
- Parque das Nações: modern buildings, close to the airport and Oriente station.
- Eastern Lisbon (Marvila and Beato) and the Western Corridor: lower rents, but fewer transport links or outside the municipality of Lisbon.
- Our choice: Rua Castilho, next to Avenida da Liberdade, with private offices from €160/person + VAT, coworking from €160/month + VAT and virtual offices from €20/month + VAT.
What to check before choosing an office area
Before comparing neighbourhoods, decide what matters most to your company. These five criteria make the biggest difference day to day:
- Transport: a nearby metro station, ideally where lines meet, cuts your team’s commute and makes client visits easier.
- Address image: your address appears on your website, invoices, contracts and public registers. A recognised street builds trust, especially with international clients.
- Total cost, not just rent: on top of the price per m² come fit-out, furniture, electricity, internet, cleaning and reception.
- Services nearby: restaurants, banks, hotels and cafés for lunches and informal meetings.
- Flexibility: if your team is going to grow or shrink, a long lease on a fixed floor area can become a problem.
Office rents in each area
Cushman & Wakefield divides the Lisbon office market into zones and publishes the prime rent for each one every quarter, that is, the highest rent achieved in the best buildings.
| Zone (Cushman & Wakefield classification) | Prime rent (€/m²/month) |
|---|---|
| Zone 1, Prime CBD | €32.00 |
| Zone 2, CBD | €28.00 |
| Zone 3, New Office Areas | €22.00 |
| Zone 5, Parque das Nações | €22.00 |
| Zone 6, Western Corridor | €17.50 |

The takeaway is simple: the central business district is the most sought-after and the most expensive area to rent in. We run the full numbers, including fit-out, furniture and running costs, in our article private office in Lisbon: what it costs vs a traditional lease.
Lisbon's main office districts
Avenida da Liberdade and Marquês de Pombal
This is Lisbon’s best-known business district. Avenida da Liberdade runs from Restauradores to Marquês de Pombal and is lined with company headquarters, hotels, banks and international brand stores. The blue and yellow metro lines meet at Marquês de Pombal. The main drawback is price: this is where rents are highest and vacant space is scarcest. We explain why it is still the most sought-after area in our article why Avenida da Liberdade is still the most premium office area in Lisbon.
Avenidas Novas and Saldanha
Between Saldanha, Avenida da República and Campo Pequeno lies one of the city’s most established office districts, with many office buildings. The yellow and red metro lines meet at Saldanha. It is a good option if you want to be central, with a less iconic address than Avenida da Liberdade.
Baixa and Chiado
Lisbon’s historic heart has a unique atmosphere and the Baixa-Chiado station, on the blue and green lines. For offices it has two drawbacks: many buildings are old with small floors, and tourist traffic is heavy all year round. It works well for brands in tourism, retail or culture.
Parque das Nações
Born with Expo 98, it is now one of Lisbon’s largest office districts, with recent buildings, Oriente station (metro, trains and buses) and the airport close by. It makes sense for large companies that need big, modern floors. However, it is far from the historic and business centre. If what you mainly need is a registered office address, we compare this area with Avenida da Liberdade and Cascais in our article virtual office in Lisbon: Avenida da Liberdade, Parque das Nações or Cascais?
Eastern Lisbon: Marvila and Beato
Former riverside warehouses and factories have been converted into spaces for creative and tech companies. Rents tend to be lower than in the centre, but the transport network is less dense and the area is still changing.
Western Corridor
The office parks along the A5 motorway, in neighbouring municipalities such as Oeiras, have the lowest prime rents in the table. On the other hand, they are outside the municipality of Lisbon and very car-dependent, which weighs on your team’s and clients’ journeys.
The areas compared
| Area | Strengths | Weaknesses | Best for |
|---|---|---|---|
| Avenida da Liberdade / Marquês de Pombal | Best-known address, metro (blue and yellow lines), services | Highest rents, little supply | Companies that meet clients and value their image |
| Avenidas Novas / Saldanha | Central, metro (yellow and red lines) | Less iconic address | Service companies |
| Baixa / Chiado | Historic atmosphere, metro (blue and green lines) | Old buildings, heavy tourism | Tourism, retail, culture |
| Parque das Nações | Modern buildings, Oriente, airport | Far from the centre | Large companies that need big floors |
| Marvila / Beato | Lower rents, creative spaces | Fewer transport links | Creative and tech companies |
| Western Corridor | Lowest prime rents | Outside Lisbon, car-dependent | Companies whose team commutes by car |

Lease, private office, coworking or virtual office?
The area is only half of the decision. The other half is the type of space:

| Private office | From €160/person + VAT | Teams of up to 20 people who want their own room |
| Coworking | From €160/month + VAT | Freelancers and very small teams |
