Low-cost virtual office in Lisbon: what it should include
Updated October 2026
A low-cost virtual office can be a great choice, as long as the low price doesn’t hide the essentials. Before picking the cheapest option, check 3 things: that the address can be used as your registered office and tax address, that there is a written contract with clear terms, and that you can meet clients in a meeting room when you need to. In this guide we show what a cheap virtual office should include and what each Giraldo Works plan includes, from €20/month + VAT, on Rua Castilho next to Avenida da Liberdade.
Key takeaways
- Essential: a specific address, authorised in writing as a registered office and accepted as the tax address.
- Contract: term, renewal, notice period and price with VAT, all in writing.
- Meeting rooms: check whether there are rooms on site and what they cost.
- Giraldo Works price: €20, €30 or €70/month on the annual plan, or €25, €35 or €85/month on the monthly plan, + VAT, with no sign-up fee.
Cheap doesn't have to mean risky
A virtual office exists to give your company a professional address without paying for an office. If the service doesn’t do that job, it ends up expensive, however little it costs. A problem with your registered address can force you to move the registered office, with a new commercial registration and, if you change municipality, a certificate of admissibility. We explain those costs in our guide how to move your company’s registered office to Lisbon.
So rather than the monthly price alone, compare what is included. The checklist below works for any cheap virtual office, including ours.
What a low-cost virtual office should include
1. An address authorised as registered office and tax address
This is the most important point. Under Article 12 of the Commercial Companies Code (in Portuguese), the registered office must be in a “specifically defined location”, and justica.gov.pt says the address must state the district, municipality, parish and 7-digit postcode. For companies, the tax address is, as a rule, the registered office (Article 19 of the General Tax Law, in Portuguese). Get written confirmation that the provider authorises the address as your registered office. If these terms are new to you, see our article tax address vs registered office vs virtual address.
2. A specific address, not a PO box
A registered office address needs a street, door number and postcode. A PO box is not a specific address, as we explain in our article can you use a PO box as your company’s registered office in Portugal?
3. A written contract with clear terms
Ask for the contract before you pay and check:
- the minimum term and how you pay (monthly or annually);
- how renewal works and how much notice you need to give to leave;
- whether the advertised price includes VAT or VAT is added;
- whether there is a sign-up fee or extra charges for services you thought were included.
4. Mail handling
The registered office is where the company receives official correspondence. Check that the plan includes mail handling and whether mail digitalization is included or charged separately.
5. Meeting rooms to receive clients
One of the biggest benefits of a professional address is being able to hold meetings there. Ask whether there are rooms on site, the hourly price, and whether your plan includes hours or a discount.
6. The location of the address
Your registered address appears on invoices, on your website and in public records. A central, well-known address, such as the Avenida da Liberdade area, makes a different impression on clients and partners. We compare areas in our article virtual office in Lisbon: Avenida da Liberdade, Parque das Nações or Cascais?
7. Room to grow in the same building
If your company grows, it helps to move into coworking or a private office without changing address. Check whether the space offers those options.

Warning signs in a very cheap virtual office
- There is no contract, or the provider won’t authorise the address as a registered office in writing.
- The address is incomplete (no door number or postcode) or it is a PO box.
- The advertised price is only the first month, or there is a long term that isn’t made clear.
- There are no meeting rooms and no way to visit the space before you sign up.
- VAT isn’t mentioned and the final price differs from the advertised one.

Frequently asked questions
What should a cheap virtual office include?
At a minimum, a specific address authorised in writing as a registered office, a contract with a clear term, renewal and price with VAT, and mail handling. It is also worth checking whether there are meeting rooms on site and what they cost.
Can a low-cost virtual office be used as a registered office?
Yes, as long as the provider authorises the address as a registered office and the address is specific, with a street, door number and postcode. The price doesn’t change the rules: the registered office must be in a specifically defined location in Portugal.
What is the cheapest Giraldo Works virtual office?
The Basic plan: €20/month + VAT on the annual plan, paid upfront with a 12-month minimum term, or €25/month + VAT on the monthly plan. It includes the company address on Rua Castilho and mail handling.
Does the cheapest plan include meeting rooms?
Access to meeting rooms at €8/hour + VAT is included from the Premium plan, which costs €30/month on the annual plan or €35/month on the monthly plan, + VAT. Premium Plus includes 2 hours of meeting room per month.
Is there a sign-up fee?
No. At Giraldo Works there is no sign-up fee: you only pay for the plan you choose, from €20/month + VAT on the annual plan or €25/month + VAT on the monthly plan.
What documents do I need to sign up?
At Giraldo Works, all we need is the ID of the company representative or the applicant.
Is the annual plan worth it?
If you know you will keep the address for at least 12 months, yes: the annual plan costs less per month (€20 instead of €25 on Basic) and is paid upfront, with a 12-month minimum term.
